Investment Real Estate Case Study 

This property was purchased in 2022 for $175,000 with approximately $5,000 in updates, bringing the total investment to around $180,000. Since the purchase, the property has performed extremely well both in rental income and appreciation.

Today, the estimated value of the property is approximately $295,000, showing strong appreciation in the Cleveland real estate market.

But appreciation is only one part of the investment story.

The real power of income real estate is the monthly rental income combined with long-term equity growth.

The property was first leased on August 1st, 2022 for $1,700 per month. The original tenant that we placed in the home stayed for 18 months and paid rent on time, which is exactly the type of tenant stability investors want to see.

After that tenant moved, the property was quickly leased again.

In December of 2022, a new tenant leased the property for $1,650 per month and continues to live in the home today.

Rental Income Deposited to the Owner

Here is the actual rental income that has been deposited into the client's bank account through our property management system.

2026: $2,200

Total Rental Income So Far: $39,912

Current Estimated Profit

Now let's look at the approximate profit on this investment so far.

Current Estimated Value: $295,000
Total Purchase & Rehab: $180,000
Estimated Closing Cost if Sold: $10,000
Estimated Future Rehab / Refresh: $15,000

Add the $39,912 in rental income received to date.

This brings the approximate profit so far to:

$129,912

That represents approximately an 18% return so far, while the investor still owns the property and continues collecting rent.
