Finding a Property that will actually collect and generate income is very hard to do. The Gurus sell their courses and tell you that if you do things their way you will prosper.
If it was that easy they would not need to sell their courses.
The other factor if you want to get to their numbers you need to buy in less desirable areas to pay all the people involved in the transaction. This does three things.
1. You get tenants that will not pay
2. Your rehab will probably break you if you do not have deep pockets
3. You waste a lot of time and money
Partners are always pushed to get because the purchase and rehab on multiplex units are not cheap.
1. The wholesaler has to make their money and the people offering to you also have to make money.
2. High rehab costs $50,000-$100,000 creates profit for the construction and you hope they stay on budget.
3. They usually take months to finish and Federally funded tenants take up to 60 days to get in the property.
4. There is also a lot of maintenance with more plumbing,heaters,and electrical that will need maintenance. They will diminish your returns and affect your bottom line.
