Investment Real Estate Case Study 

This property was purchased in 2021 for $90,000 with approximately $15,000 in updates, bringing the total investment to around $105,000. Since the purchase, the property has performed extremely well both in rental income and appreciation.

Today, the estimated value of the property is approximately $195,000, showing strong appreciation in the Cleveland real estate market.

But appreciation is only one part of the investment story.

The real power of income real estate is the monthly rental income combined with long-term equity growth.

The property was first leased on May 2021  The original tenant that we placed in the home stayed for  39 months and paid rent on time, which is exactly the type of tenant stability investors want to see. Leased Started @ $1200 a month and has lifted to $1575 a month.

After that tenant moved, the property was quickly leased again.

In November 2024, a new tenant leased the property for $1,575 per month we did little updating per the client. 

This tenant has leased for the last 16 Months

Estimated Future Rehab / Refresh: $25,000

Add the $45,430 in rental income received to date.

This brings the approximate profit so far to:

$95,430

That represents approximately an 23% return so far, while the investor still owns the property and continues collecting rent.
